What’s the Difference?

Pre-Finished Engineered Flooring

This flooring is factory-coated with multiple layers of durable UV-cured lacquer or hardwax oil before it arrives on site. It’s ready to install and walk on almost immediately.

Site-Finished Engineered Flooring

This flooring is installed raw (or lightly sanded), then sanded, stained (if required), and coated on site after installation.

Why Most Projects Choose Pre-Finished

At Timber Floor Specialists, the majority of our engineered oak installations are pre-finished.

Here’s why:

  • Cleaner process - Minimal dust and fumes

  • Consistent finish - Factory UV coatings are extremely durable and uniform

For new builds and renovations with tight timelines, pre-finished is usually the smarter option.

When Site-Finished Makes Sense

Site finishing can be the better choice if:

  • You need custom stain matching

  • You’re working on a heritage renovation

  • You want a completely seamless look with no micro-bevel edges

It offers flexibility - but adds time, cost, and site disruption.
