When choosing timber flooring, one of the most common questions we’re asked is: “What’s the difference between solid and engineered timber flooring?”
While both options offer beautiful, natural timber finishes, there are key differences in how they’re made and how they perform.
Solid Timber Flooring
Solid timber flooring is made from 100% hardwood from top to bottom — a single piece of solid wood throughout. This type of flooring showcases the natural character of the timber and can be re-sanded multiple times over its lifetime.
However, because it’s a single piece of wood, it’s also more sensitive to moisture and temperature changes, which can cause expansion or contraction if not properly acclimatised and installed.
Engineered Timber Flooring
Engineered timber flooring combines a solid hardwood top layer (usually 3–6mm) with a multi-layered plywood or birch core. The top layer thickness depends on the board width and varies by brand.
This design gives engineered flooring several key advantages:
1. More Stable
The layered core construction makes engineered flooring more resistant to moisture and temperature fluctuations, reducing the likelihood of warping, cupping, or shrinking.
2. More Environmentally Conscious
Because engineered boards use less solid hardwood per plank, they make better use of natural resources — allowing for wider boards while maintaining strength and sustainability.
3. Faster to Install
Engineered boards are pre-finished and precision-machined, meaning installation is typically faster and cleaner than sanding and finishing solid timber on site.
4. Compatible with Underfloor Heating
The stable ply base makes engineered timber suitable for use with underfloor heating and cooling systems, something not recommended for solid timber.
5. Backed by Product Warranty
Most engineered flooring products include a manufacturer’s warranty, whereas solid timber flooring — being a natural product — generally does not.
Can You Sand Engineered Flooring?
Yes! Both solid and engineered timber floors can be re-sanded. The re-sandable depth is measured from the surface down to the top of the tongue and groove joint.
The number of re-sands depends on the thickness of the hardwood layer — a thicker top layer means more potential re-sands, but also comes at a higher cost.

We strongly recommend that your flooring is installed by a qualified professional. Proper installation ensures the longevity and performance of your floor, especially when it comes to subfloor preparation and adhesive choice.
